Need a housing expert's view on a rent increase in Victoria

Looking for housing-law advice in Victoria: a 40% rent increase with a 30-day notice.

My landlord in Geelong has given me a 40% rent increase with a 30-day notice. I've read what I can online, but the rules are confusing and different sources contradict each other. I'm hoping that someone with experience in housing or tenant rights in Victoria could spare 20-30 minutes to explain the process, the deadlines and the documents I should collect. I have my lease, all communications and photos organized. I'm happy to share them privately. I can't pay for a lawyer, so any guidance on free services in Victoria would also be appreciated. Glad we found this place.

Praying for you. Shared this with my family. We're a small family in Madurai but we're thinking of you.
